Our preconstruction services may include early-stage feasibility, consultant coordination, constructability review, preliminary budgeting, permitting strategy, and project planning. The specific scope is tailored to the project and helps owners make informed decisions before construction begins.

Project timelines vary based on scope, design development, permitting, material availability, site conditions, and the complexity of the work. Once the project is sufficiently defined, we establish an anticipated schedule and communicate significant milestones and changes as the work progresses.

Lozen Development is not an architectural or engineering firm. We work closely with the client’s licensed design professionals and can help coordinate the process from early planning through construction. Our role is to connect design intent with budgeting, constructability, permitting, and practical execution.

We develop detailed, scope-based budgets, identify known allowances and variables, and document approved changes as the project progresses. When concealed conditions, design revisions, owner selections, or other project variables affect cost, we communicate the anticipated impact before additional work proceeds whenever reasonably possible.

Quality begins with thoughtful planning, qualified trades, active project oversight, required inspections, and attention to the details that affect long-term performance. Our leadership and project team remain engaged throughout construction to support coordination, accountability, and responsible execution.

We establish a communication rhythm appropriate to the project and provide weekly updates regarding meaningful progress, upcoming work, decisions, and anticipated next steps. Depending on the project, clients may also receive access to schedules, selections, documents, approvals, photographs, and other resources through Buildertrend.

We conduct a final walkthrough, document remaining closeout items, and complete the agreed scope with care and accountability. Clients also receive applicable warranty and project information, along with responsive post-completion support.
