Our Approach

The decisions you make early matter most.

The best time to engage is before the design becomes fixed — while evaluating a property, shaping the concept, establishing feasibility, or beginning schematic design. We can also join later, but early construction input gives the owner more opportunity to influence scope, budget, consultants, permitting, and site strategy.

A preconstruction engagement may include site and document review, feasibility considerations, consultant coordination, constructability review, preliminary budgeting, permitting strategy, trade input, and planning for procurement and construction. The level of service is tailored to the project and the owner's decisions.

It can be far more cost-effective to test feasibility early than to pay for a complete permit-ready design only to discover that the intended project is not financially or practically workable. We provide construction perspective at an earlier layer so the owner can decide whether the opportunity justifies further investment.

Preconstruction is available as a standalone service for homeowners, business owners, investors, and developers. Many clients choose it because they want a consistent experience from the earliest decisions through the build — and by the time the project moves into design, we understand their goals and they understand how we operate.

Common Questions

Questions clients ask about preconstruction.

Can you provide an exact budget before plans are complete?

We can provide preliminary ranges and refine them as the plans, selections, and site information mature. Every early figure should be understood with its assumptions clearly stated.

Is this only for developers?

No. Preconstruction can benefit homeowners, business owners, investors, and developers — anyone who needs practical construction information before making a larger commitment.

Are we required to hire Lozen for construction?

Not unless the written engagement says otherwise. We would value the opportunity, but the preconstruction and construction scopes are separately defined. The client understands the commitment at each stage.
